A) Introduction
For the past 25 years, CNS has provided quality janitorial services for commercial, industrial and retail facilities in the Delaware Valley. With offices in South Jersey and Philadelphia, CNS currently employs over 100 people and services nearly 500 buildings. CNS is small enough to meet our customer's particular needs and large enough to handle all your needs.
B) Obligations of CNS Cleaning and Maintenance Co., Inc.
1. Supervision
When providing services to a new customer, CNS incorporates a unique system of management to provide our new accounts with the maximum amount of quality service. We start by assigning an operations manager to handle all administrative and managerial duties. His or her first responsibility is to insure that a smooth transition is made from your present cleaning service to CNS. He or she will also transfer an existing CNS employee to the new site and install that person as site supervisor. The site supervisor will handle all day to day operations and solve any problems that may arise. Finally, a customer service manager will contact our new customer to introduce themselves and open up a line of communication. From this point on, the customer service manager will make periodic calls to follow up on the quality of service, while the operations manager will make continuous on-site inspections. These people will be responsible for keeping your building clean.
2. Training
CNS has an extensive training criteria specializing in office building, school and industrial cleaning. Extensive training is provided to insure employees comply with O.S.H.A. regulations.
3. New Hire/ Employee Recruitment Procedures
In addition to ad placement CNS also uses various state agencies for employment purposes. For example: The State Department of Labor, New Directions Program, Marine Developmental Agency, C.A.T.C.H., Association for Independent Growth and P.A.T.H.
4. Employee Background Check
CNS requires each potential employee to go through a background investigation prior to working for CNS. Once this investigation is completed, the new employee will begin to train with a site supervisor to understand the CNS method of cleaning.
5. Employee Drug/Alcohol Screening
CNS also requires an initial drug and alcohol screening of new employees. Upon passing this test an employee can work for CNS. If an employee fails the test, they can be retested and reinstated upon passing the test. CNS also reserves the right to have any employee retake a drug/alcohol test at any time.
6. Employee Appearance, Uniform and Identification
All CNS employees are required to be clean and neat while on duty. They must be in CNS uniform (or uniform required by the customer) at all times and have their CNS identification card on their person. These regulations provide a sense of professionalism for CNS and the customer, as well as security for the customer to know who is in their building.
7. Emergency on Call Service/Stand By Crew
CNS provides 24 hour emergency service to all customers. An operations manager is "on call" with our 800 emergency pager service to address any problems that may occur during non-business hours. There is also a stand-by crew located at our base office for absenteeism and sick calls. By having this service, we cannot only handle problems quickly, but also efficiently.
8. Times of Cleaning
CNS is a 24 hour a day janitorial service. Our view regarding cleaning times is to clean at the best time to suit the customer. We can recommend times that we feel will provide you with the maximum service. However, we prefer to work with the customer to pick a time that is best suited for them.
9. Insurance and Bonding
CNS is a fully insured and bonded company with the following requirements as specified by the customer.
A. WORKER COMPENSATION INSURANCE AND EMPLOYER'S LIABILITY
Coverage A. Worker's Compensation: Statutory as required by the Worker's Compensation Laws of the Commonwealth of Pennsylvania and the State of New Jersey, and reference to such compliance made on all Certificates of Insurance. Coverage B. Employer's Liability: One Million Dollars ($1,000,000) or as otherwise required by law.
B. COMMERCIAL GENERAL LIABILITY INSURANCE
Commercial General Liability Insurance in an amount less than One Million Dollars ($1,000,000) combined single limit or equivalent with respect to Bodily and Personal Injury and Property Damage in anyone occurrence/ $2,000,000 aggregated. Contractual Liability Insurance to include coverage for the liabilities assumed under paragraph 2, General Provision.\ The coverage provided shall include Premises/Operations and product liability Completed Operations Liability and Board Form Property Damage.
C. BUSINESS AUTOMOBILE LIABILITY INSURANCE
Business Automobile Liability Insurance for any company owned automobile in an amount not less than One Million Dollars ($1,000,000) Bodily Injury and Property Damage, Combine Single Limit for anyone accident or occurrence.
10. Safety
CNS takes safety precautions very seriously in the work place. All janitorial activities at all sites will be conducted in such a way so as to avoid any hazardous conditions to employees, customers and the general public in the work site. CNS complies with all Federal, State and local regulations. It is the responsibility of CNS to insure that all work be completed in a safe and efficient manner. CNS also meets all standards set by the Occupational Safety and Health Administration (O.S.H.A.) and trains all employees to comply with these rules.
11. Supplies
CNS will supply all necessary supplies and equipment. This will include cleaners, detergents, polishes, mops, buckets, buffers and any other supplies or equipment necessary to complete the work.
